Welcome to HOMMA HAUS Mount Tabor!
The HOMMA Team is grateful that you have chosen HOMMA HAUS, a living space that will allow you to connect with nature, achieve mindfulness, and recharge in comfort – the essentials of a healthy life – as your new home.
You will be the first to experience this first-of-its-kind “move-in ready” smart home integrating the best in technology with modern architecture. HOMMA’s approach to technology goes beyond a typical smart home filled with devices. Each home is designed and built from a curated package of integrated technology featuring intuitive adaptive lighting, security and other elements. An in-unit hub keeps all systems online and connects directly to the HOMMA mobile app, a centralized and modern way to be in control, making it easier for every household to enjoy the comforts of being home.
We have partnered with a management company, Capital Property Management (CPM), who will be your point of contact for any needs in the future. They will not be on site, but will be accessible through phone or email.
Today, we want to provide you with some information to help your move-in go smoothly and to welcome you to your new home.

Rent Payment
Please remit rent and all other payments per the terms of your current lease to Capital Property Management Services Inc. Rent is due on the 1st of each month and is considered late by 11:59pm on the 5th of each month. A late fee will be assessed if rent is not paid by the deadline.

Service Request
We require that all requests (non-emergency maintenance requests and technology issues/requests such as HOMMA App, lights, door lock and doorbell, thermostat) to be submitted in writing. To submit a maintenance request, see below.
Please go to your HOMMA App and submit through the service request. (Make sure NOT to use the CPM workorder on CPM’s resident portal.)
Emergencies
CPM offers an emergency phone service strictly for Maintenance emergencies during non-office hours (weekdays between 4PM - 9AM and weekends): (503) 287-4346 extension 1
Please let them know if you have any questions or concerns - From Capital Property Management, "We look forward to meeting your needs as residents!"
For life threatening emergencies, please call 911.
Utilities
You will be responsible for the electric, gas, and cable/internet utilities. You may have already set these up. If not, here are the options for the providers in the area:
Electricity: PGE (503-228-6322, 800-542-8818)
Gas: NW Natural Gas (800-422-4012)
Cable/Internet: Comcast Xfinity
Water and Sewer will be common, but here is the information if you may need it in the future.
Water/Sewer: Portland Water Bureau
Renters Insurance
Renters insurance is required and will be due prior to move in. Any provider may be used. (Minimum of $100,000 Personal Liability and Capital Property Management must be listed as an interested party (1539 NW 19th Ave, Portland OR 97209). Please note that we do not partner with or endorse Roost or any other insurance agencies that may be advertised on your resident portal.
Register Address Change with USPS
To register your address change, contact USPS. The process is easy:
Enter your new address
Select whether your new address is temporary or permanent
Note: temporary addresses are less likely to receive spam mail
Select family or individual
If you are moving with other people, it helps to select family so each individual doesn’t have to go through the process
Select a forward date
This tells the postal service when to start forwarding your mail to the new address
You can complete this task whenever you know your new address. We recommend selecting the forwarding date as your move-in date.
You’ll also need to update your address with your bank, credit card companies, medical offices, magazine subscriptions, your office, and be sure to tell family and friends.
Keys
Your keys will be provided onsite at HOMMA HAUS Mount Tabor at a predetermined time with a consultant the day of move in. You will receive all the necessary keys for your unit at that time.
If you lose or need an additional set of keys, please contact Capital Property Management. A replacement fee may be assessed.
We expect that all keys will be returned at the end of the lease agreement.
Condition of the Property
We work very hard to make sure you have a welcoming, warm, and safe home. Before any tenant moves in, we hire a professional cleaning service. It’s important to us to provide a fresh start for you. We do expect that the property will be left in the same condition at the end of the lease as when you move in.
Move-in Day
The Capital Coordinator for HOMMA Haus Mt. Tabor will guide you through the move-in process and schedule a move in date and time.
On the day of your move, you can park a moving truck on NE 52nd St. next to the building, or on E. Burnside St. BEFORE 7AM OR AFTER 9AM ONLY. If a permit is necessary, here is the link.
In addition, you will need to login to the HOMMA App to start the new experience. Please review “HOMMA HAUS Technology ” below for the details.
Move-in Condition Report
A Move-In Condition Report will be sent via Appfolio. The agent will review this quickly with you during your move-in appointment, however, we ask that you inspect the unit on your own more thoroughly before moving your items in. You will have up to 7 days from your initial move in date to submit additional notes/photos of your own that will be added to the initial inspection. Please send all additions to eric@capitalpdx.com directly so they can update the inspection and resend for your review/final signature (please note that only 10 photos can be added).
*Please note that this report is for documentation only. Any items that require attention must be submitted as a maintenance request via your online portal.
HOMMA HAUS Mount Tabor
Please click here for the community site plan. There are 18 units and 3 entrances.
Each unit has 2 bedrooms and 2.5 baths (End unit floor plan, middle unit floor plan, 5155A/B floor plan), and HOMMA’s integrated technology (adaptive lighting, thermostat, and security). We hope you will enjoy the experience of “not having to touch any light switches.” This will free you from thinking about turning lights on and off, adjusting the brightness, and turning off all the lights at night before going to bed (or turning them on in the morning!).
You can also enjoy the community's common features. The courtyard can be a place to connect with nature. In the northeast corner building basement there is a dedicated Bike Parking and place for the garbage bins. Please see below for details.
HOMMA HAUS Technology
The first step required to begin your HOMMA experience will be to download the HOMMA App and create your account to manage HOMMA HAUS Technology as needed. These are the steps:
HOMMA will email you with the App Invitation with the app download link.
Click the link to download and install the App on your smartphone.
When you launch the App, you will have to input the Invitation Code “HELLOHH”, and press the Submit button.
Please review the EULA and Terms & Conditions, and agree.
Start creating your account with your name, Email address and password.
Now, you are ready to experience the HOMMA App! Remember, HOMMA HAUS lighting is already pre programmed by HOMMA, so there is basically nothing you have to do on Day One. If you would like to change the programming, you will use the HOMMA App to make adjustments.

Lastly, there is a Tech Cabinet located in the top shelf above the refrigerator in each home where HOMMA has installed all the necessary devices to make the HOMMA experience happen. There is a cover in front of this equipment to help protect it from damage/unauthorized access. You are welcome to store things on this shelf in front of the cover, but be advised if access is ever needed by one of our technicians, you will be asked to remove any items in the way.
Security Monitoring
There are no cameras inside any of the homes. However, we have placed a security camera for the 3 common entrances for the management company to refer to in case of any incidents.
The Courtyard
HOMMA HAUS Mount Tabor has a courtyard with beautiful bamboo and benches for you to enjoy the outdoor environment. HOMMA will be providing free WiFi in the courtyard and outlets on two of the benches that you can use when in the courtyard.

This password may be periodically updated. Please refer to this document for the most up-to-date password. Please keep this information only for the households. Lastly, please be respectful of your neighbors so everyone can enjoy the outdoor experience.
Bike Parking
You have access to an additional space intended for long term bike parking. It’s located in the basement level of the NE corner of the property (building 5155A/B) and can also be accessed via the elevator. Anything stored outside of your storage unit is at your own risk.
In order to access the bike parking, you can use the elevator or use the door located on 52nd street (access through this door is controlled through the ButterflyMX app).
Bike parking will be available for 1 bicycle per unit.
Please prepare a lock for your bicycle if necessary. Anything stored in the bike parking is at your own risk.
Street Parking for cars
You are welcome to park along the curb anywhere in the neighborhood, including along NE 52nd St and E Burnside St. Parking on E Burnside Street has some time-of-day restrictions. Please follow the posted signs. Please refer to this website for zoning information if necessary.
Mail and Package Delivery
The mailboxes for all homes are located just inside the SW entrance on E Burnside Street. For package delivery, please give the delivery company the ButterflyMX Delivery Pin Code to enter the community and ask that they leave packages outside your unit’s entry.
Garbage and Recycling Collection
Garbage and recycling is picked up from the storage room in the basement of the NE corner of the property (building 5155A/B). Please be sure to place all garbage into plastic bags and into the trash cans. Please also be sure not to put trash into the recycling bin. Please do not leave bags outside of the bins.
Collection day(s) are Monday, Wednesday, and Friday for trash, Tuesday and Friday for recycling.
License Agreement / Terms and Conditions / Privacy Policy
As with any application that you use on your phone or computer, you will be required to agree to HOMMA’s EULA (End User License Agreement) and Terms and Conditions when you first login. You will be prompted to review and agree when you install the App. Our Privacy Policy is on our website and details our collection of data and how we manage privacy.
Neighborhood Guidance
You’re moving to a great part of Portland! There are several local things to do, including eating at Tabor Tavern one block away from the community or ¿Por Qué No? on Hawthorne, enjoying a drink at The Automatic Bar, or stopping by at The Bite on Belmont food cart – the closest food cart pod and a staple of Portland food culture.
The closest grocery stores are QFC (3 blocks east along Burnside), Whole Foods at 2825 E Burnside St or New Seasons at 4034 SE Hawthorne Blvd. Asian Market, H Mart Belmont is also close-by at 3301 SE Belmont St.
